Harlow AI: What our data centre boom means for small businesses

Harlow doesn’t usually make national tech headlines. New Town rennovations, roundabouts, the Gibberd Gallery, yes. Cutting-edge AI infrastructure? Less so. Except that’s exactly what’s happening under the radar, right on our doorstep, right now. The Harlow AI story deserves a lot more attention than it’s had!

Kao Data‘s campus, just up the road from us here at Harlow Innovation Park, has spent the last few years building some genuinely serious computing muscle. And this June, that investment paid off in a big way. Nebius, a major AI cloud provider, signed a 10-year, 22 megawatt deal to run its AI Cloud platform and managed inference service straight out of Kao Data’s Harlow site. That’s not a rounding error of a deal. That’s the kind of contract that gets a town noticed, and it’s exactly why AI for small businesses here in Harlow is no longer a hypothetical conversation, it’s happening right outside our window.

So… What’s actually going on at Kao Data?

Kao Data’s Harlow campus runs NVIDIA DGX-Ready certified data centres. Which, in plain English, means the kit inside is built and approved to run serious, GPU-hungry AI workloads, not just email servers and spreadsheets. The site runs on 100% renewable energy and uses direct-to-chip liquid cooling, which is the fancy way of saying it cools the chips at the source rather than blasting the whole room with air conditioning and hoping for the best.

The Nebius deal specifically plugs into the UK Government’s AI Opportunities Action Plan, and Kao Data is now being talked about as one of the leading European hubs for industrial-scale AI research and GPU-accelerated computing. Which is a lot of very impressive words to describe what’s essentially happening a few minutes from our office! (Do we get Cool Points™ by proxy?)

Aaand Kao Data isn’t the only big signal Harlow’s sending. The UK Health Security Agency confirmed last year that its new national biosecurity campus is coming to Harlow too. What is it? It’s a multi-billion-pound investment expected to create around 1,600 jobs… Albeit one that won’t fully open its doors until the 2030s. It’s a slower burn than the Kao Data news, but it’s another data point (sorry, hehe) in the same story. Serious money is backing Harlow as somewhere worth building the future!

AI for small businesses: does Harlow AI actually affect you?

Fair question. Most Harlow businesses aren’t about to start renting GPU clusters. And that’s fine. That’s not really the point. What matters here isn’t that your local bakery or accountancy firm will suddenly need a data centre of their own (although that’d be pretty funny). It’s that Harlow having this kind of AI infrastructure on its doorstep changes the local conversation around technology, and quite quickly.

When serious AI investment lands physically in your town, “should we be doing something with AI?” stops being a hypothetical boardroom question and starts being something your competitors, your customers and even your own staff are asking… And, indeed, national research backs this up. AI adoption among UK SMEs has jumped to 54% in 2026, up from 35% just two years ago. But that growth isn’t spread evenly, you see. Larger firms and professional services are moving fastest, while smaller businesses and manufacturers, many of whom sit right here in our catchment, are lagging behind a little.

That gap is the opportunity. Harlow doesn’t need every local business to become an AI company. It needs local businesses to stop assuming AI tools are only for places like Kao Data, and start recognising it’s something they can use too, at a scale that actually fits them.

What the right AI tools actually look like for an SME

Nobody at Kyte is going to tell you to bolt some untested AI tool onto your business because it’s trendy. That’s not our style, and frankly it’s how businesses end up with more mess than progress. Ew.

But there’s a real, practical middle ground between “we do nothing” and “we build our own data centre,” and most Harlow businesses are sitting well within reach of it.

Think automated reporting instead of manually wrangling spreadsheets every month. Smarter customer service tools that actually understand context instead of infuriating chatbots. Faster document drafting, quicker quote turnarounds, admin that used to eat up a Tuesday afternoon now taking twenty minutes. None of that requires a 22 megawatt data centre. It requires a sensible IT consultancy that understands both the technology and your business well enough to know where AI for small businesses genuinely helps and where it’s just noise. The best AI tools are the boring, dependable ones nobody notices, not the flashy ones everyone’s talking about.

Harlow’s building something, and we’d rather be part of it than watch it

There’s something quite fitting about watching this unfold from our home of the Harlow Innovation Park. We’ve written before about the pace of change happening in this town, from the new business hubs going up around us to the regeneration reshaping the town centre. And the Kao Data and UKHSA news fits the same pattern! Harlow isn’t waiting to be relevant, it’s actively building the infrastructure and reputation to back it up.

For local businesses, the smart move isn’t to panic about being left behind. And it definitely isn’t to assume none of this applies to you because you’re not running a tech startup.

It’s to treat Harlow’s AI moment as a nudge. A well-timed one, given the numbers on SME adoption. The businesses that quietly get their AI and automation basics sorted now, sensibly and with the right support, are the ones who’ll look back on 2026 as the year they got ahead, rather than the year they meant to.
